First impressions make a big difference. That’s especially true when you’re trying to sell your house.
The first thing potential buyers will notice is the front of the house, including the landscaping—or lack of it. In fact, some estimates are that attractive landscaping can add 10% to the value of a house.
If you’re selling within the next few months, you obviously don’t have 30 years to grow a large, beautiful tree as a focal point. Fortunately, there are lots of other things you can do relatively quickly to make a difference.
Fill the bare spots
First of all, if you have a patchy lawn that’s part bare dirt, use landscape edging, such as bricks or pavers to define the bare area, then fill it with gravel, a small decorative boulder or two, and maybe a few simple desert plants. Decorating a bare area with river rock can also work well.
If your entire front yard is pretty much just dirt—as is sometimes the case in the Phoenix metro area—you can quickly make a big difference with a delivery of gravel to provide a more uniform, clean-looking landscape. If you already have a gravel landscape, topping it off with a bit of fresh gravel can provide a cleaner look.
You can also quickly add some eye-catching color by placing pots of flowering plants in strategic spots.
Declutter the lawn
Realtors giving you advice on how to stage your home for a quick sale will always emphasize decluttering, putting away excess appliances on countertops, etc. The same principle applies to the outdoors.
If your once-beautiful bougainvillea plants have turned into a straggly, half-dead mess, consider removing them. If you’re not ready to pull out overgrown or unhealthy plants, at the very least prune them and clean up any dead leaves.
Keep it spotless
Realize that when you’re trying to sell, your lawn should look as tidy as your house. It goes without saying that any pet waste should be removed. Also be sure to clean leaves and other debris from gutters. Remove any dead leaves, weeds, or other extraneous material from the lawn. And clean algae and dead leaves out of fountains or other water fixtures.
Power washing the outside of your house as well as paved surfaces and fencing can also make a big difference in how appealing your home appears to potential buyers.
